SUBURBAN HOME - COMPLETE MAKEOVER

Our investor client purchased this home knowing it needed a full makeover, top to bottom. We started by creating a more modern, open floor plan by removing a pantry, opening the dining room and family room walls, and changing the orientation of the kitchen.  Then we added a unique wrap-around wine bar to connect the family room space to the kitchen and informal dining area.  Upstairs, we changed the floor plan of the primary suite to create a walk-in closet and a more modern bathroom. Our client wanted a modern design with a focus on airy white tones and black/gray contrast. To keep it warm and inviting, we used earthy tones and deep colors, and added lots of texture.

MULTI-FAMILY CONVERSION TO CONDOS

A very rundown property with multiple city compliance orders was a tall order- and this project began just a few months before the pandemic hit - but it still ended up a success. Originally a 4-unit rental, this property was updated to condominiums. To maximize resale value, we designed one large townhouse on one side of the building, and on the other side, two smaller condos that both had an upper and lower level. A large parking area was added, as well as front porches, side decks, and lots of landscaping. All three condos sold quickly when listed, despite the slow return of the market after Covid.

URBAN CLASSIC COMPLETE RENOVATION

This home was a complete gut renovation and restoration, including structural and floor plan design changes. When it was done, it set a new record for sales price on the street and created a massive 60% ROI for our investor.
